Problem: I want to make sure I buy the "right" kind of house - what
should I look out for? Solution: consider demographics! - Read
Garth Turners "2020" and shop with the advice from that book in mind
-
At some point you are likely to want to sell the house - think of that when buying.
Is the property so unusual that it may be hard to sell?
- Is the property
the type of property that will be in demand in ten years? In fifteen years? Remember
- monster homes may not be in demand in ten to fifteen years (Boomers are going
to move out - who will replace them?), but townhouses, smaller homes in the city,
homes in prime prestige locations and recreational homes may be hot when you want
to sell. It is possible that some of the influence of all those retiring boomers
could have a positive influence on some unique smaller markets - for example some
small towns in Ontario's cottage country (Haliburton, Huntsville, Bracebridge)
with populations under 20,000 could be significantly affected by even a trickle
of baby boomers moving up to cottage country to retire.
- No big magic
to all this. Stick to good areas and buy something that you feel will likely be
of appeal to people down the road.
