- Unlike builders' contracts -they are usually on a
standard form written impartially.
- No harm in seeking legal advice prior
to finalizing but in practice few consumers do this because the contract is so
much simpler.
- A good agent should have no trouble drafting a basic Agreement
of Purchase and Sale.
- Consider obtaining a Home Inspection (actually,
you probably would be crazy not to ) be sure to get one that is insured. Many
inspectors are not that professional and frequently the back of the inspection
contract states that their liability is limited to the cost of the inspection.
A good inspector will carry insurance - ask for it. Your Agreement of Purchase
and sale should have been conditional on the inspection. Most realtors include
inspection clauses as standard in all offers.
