Problem: I'm under a lot of pressure to "firm up" my deal by waiving the condition on inspection - is that important?

Solution : would you spend $150,000 on a used car without having an expert look at it?

Definitely obtain a Home Inspection (actually -you probably would be crazy not to). Be sure to get one that is insured. Many inspectors are not that professional and frequently the back of the inspection contract states that their liability is limited to the cost of the inspection. A good inspector will carry insurance - ask for it. Your Agreement of Purchase and Sale should have been conditional on the inspection. Most realtors include inspection clauses as standard in all offers.
