Two consumer research studies conducted for the National Association of Realtors reveal that home buyers and sellers are seeking more control over the real estate transaction, yet still value real estate professionals who are knowledgeable and adaptable to consumers' needs.

The studies were conducted by Yankelovich Monitor of Norwalk, Conn., and Baltimore-based Context-Based Research Group. They found that as people's lives become busier, more complicated and more stressful, they find a compelling need to simplify and delegate unnecessary chores.

The implication for Realtors is clear, according to NAR Senior Vice President Frank J. Sibley.

"The key for our members is to be seen as trustworthy delegation partners, who provide a time-saving customized service while still allowing consumers to feel in control," Sibley said. "The good news for Realtors is that potential home buyers may be beginning to realize the advantages of the kind of personalized service a Realtor can provide."

According to the research, one result of this trend has been a new approach that allows consumers to work with an expert, yet leaves room for them to be involved in the transaction.
